How to Connect Guesty

    Complete the form

    Tell us about your company and the homes you would like to distribute, and include your Guesty account details so we can identify your portfolio.

    We activate the connection

    Our onboarding team sets up the connection to your Guesty account and confirms the commercial terms with you. Nothing is published while this is in progress.

  3. 3

    Curation review

    We review the imported homes against our criteria, typically within a few business days, and confirm the outcome for each property.

  4. 4

    Sync and go live

    Approved homes go live on Villa Tracker. Listings, rates, availability and calendars sync from Guesty automatically.

Before You Begin

  • An active Guesty account containing the properties you would like to distribute.
  • Complete, publish-ready listings — photography, descriptions, amenities, capacity and house rules.
  • An accurate address and postcode on every property. Missing location data is the single most common reason a home is held back at review.
  • Rates loaded as your net rates. Our margin and the agent's commission sit on top, so the figure you set is the figure you are paid.

What Happens Next

  • Your listings are imported from Guesty — no manual uploads, no double data entry.
  • Availability, rates and bookings flow back into Guesty automatically, so there is no risk of double bookings.
  • Booking requests reach you for confirmation.
  • Guesty remains your source of truth. We never edit or remove your listings.

We work from the channel connection to your Guesty account — never your Guesty login. If anyone asks you for your Guesty password, it is not us. You can ask us to disconnect at any time by emailing info@villatracker.com, and your listings in Guesty are untouched either way.

Most Guesty partners are live within days. The connection itself is quick; the time is usually spent on curation review and confirming commercial terms.

Email info@villatracker.com with the homes you would like to add or withdraw and we will update the connection. New properties go through the same review; withdrawn ones stop being distributed, and confirmed reservations are unaffected.

Yes. You continue to manage rates and availability in Guesty, and they stay in sync with Villa Tracker. Because we are request-to-book by default, every reservation is confirmed by you.

We are open to properties from chic city apartments to ultra-luxury estates. The consistent requirement is quality and a nightly rate from $500. Our team reviews each property and confirms the outcome, so you always know where each one stands.

There is no fee to apply and no development cost to connect. Villa Tracker works on commission, and our team walks you through the commercial terms before anything goes live.

That is expected. You load net rates in Guesty; the price a travel professional sees includes our margin and their commission. Your payout is the net rate you set.
